Project Overview

This comprehensive project involved the complete removal of asbestos-containing ceiling tiles from a 1960s commercial office building located in Birmingham's Jewellery Quarter. The three-storey building had served as office accommodation for over five decades and required extensive asbestos remediation prior to commencing planned refurbishment works. Following our detailed asbestos survey, we identified chrysotile asbestos ceiling tiles across multiple floors requiring immediate attention.

The Challenge

The primary challenge was executing complete asbestos removal whilst preserving the building's structural integrity and minimising disruption to neighbouring businesses. The ceiling tiles, though in relatively good condition, contained significant levels of chrysotile asbestos fibres, necessitating meticulous handling procedures and strict adherence to HSE regulations throughout the removal process.

Our Solution

We established a comprehensive containment system incorporating negative pressure units, industrial-grade HEPA filtration systems, and continuous air monitoring equipment. Our HSE-licensed operatives systematically removed all identified ceiling tiles using wet removal techniques to suppress fibre release. All asbestos waste was double-bagged, labelled, and transported to a licensed disposal facility. Post-removal deep cleaning and four-stage clearance testing ensured complete decontamination.

Results

The project was delivered successfully ahead of schedule with zero asbestos fibres detected during comprehensive post-removal air monitoring tests. The client received all necessary clearance certificates and documentation, enabling immediate commencement of their renovation programme without any delays or complications.
